How to research an apartment before paying a token amount

A token payment can feel small compared with the deposit, but it is the moment when a casual conversation becomes a financial commitment. Research first, then decide.

Search using more than the exact apartment name

Try the society name, locality, landmark, city, and the landlord or manager name when you have it. Tenants may describe the same property in different ways.

Compare results in the same locality too. Nearby properties can reveal common issues with water supply, security, traffic, or local maintenance standards.

Ask for the agreement before the payment

Request a draft or at least the core terms before you transfer a token. Check the rent start date, lock-in period, notice period, deposit terms, and who pays for repairs.

If a term is important enough to influence your decision, ask for it to be written into the agreement.

  • Is the token refundable if the agreement does not go ahead?
  • What happens if the owner changes the rent before signing?
  • Which appliances, parking spaces, and amenities are included?
  • Who handles repair requests and how quickly?

Visit at the times that matter

A midday visit does not show evening parking, weekend noise, water pressure, or lift queues. If possible, visit once during a busier time and speak with a resident or building staff member.

Use the visit to check mobile coverage, ventilation, common areas, access roads, and the condition of the exact unit you plan to rent.
