1. Token or booking amount

2. Security deposit
Confirm the total deposit, recipient, payment deadline, deduction conditions, move-out inspection, refund method and refund date. Ensure it appears in both the agreement and payment receipt.
If you share a flat, record each tenant's contribution and how any refund or deduction is divided.
3. Brokerage and agreement costs
Before accepting a broker's service, ask what is included, whether tax is extra, when payment becomes due and what happens if the deal fails. Obtain an invoice or receipt.

4. Society, maintenance and parking

Request the current maintenance bill and ask what it includes: security, lift, housekeeping, water, waste collection, club facilities, power-backup fixed charges, parking, or repair funds.
5. Electricity, power backup, water and gas
Confirm meter number, opening reading, provider, tariff, fixed charges, previous balance, due date and recharge process. Photograph opening readings at handover.
Power backup can be billed separately from electricity. Ask about fixed fees, usage rate, load limit, taxes, minimum recharge and which appliances operate during an outage. Water, tankers, purifier maintenance and piped-gas charges may also be separate.
6. Internet, housekeeping and appliances
Check providers, installation fee, router cost or deposit, monthly plan, cancellation conditions and any society wiring charge. Working from home may require a backup mobile-data budget.
Budget separately for domestic help, festival bonuses, deep cleaning, drinking water, appliance servicing, purifier filters, chimney cleaning, pest control and repair responsibility.
